I am very familiar with the drive from Belmont, and although there can be traffic, the drive is not bad -- typically under half an hour from Belmont Center (Concord Ave to Bright Rd to Grove St to Huron Ave to Fresh Pond Pkwy to Sturrow to the Pike to 93N to the Gov't Ctr exit to Purchase St to the Financial District).

I don't know if there is a boat from Marina Bay in Squantum, but I'm sure somewhere here does.
Although not my top choice, I would consider the seaport. No interest in South Boston or the South Shore. My orientation is west and northwest. (And having just rewatched Mystic River on a flight yesterday, I don't see Chelsea in the cards either! (And I recognize that the movie could not have been set in Chelsea, since it was set in a Boston neighborhood, but it certainly could've been. King Arthur's anyone?))

Priorities are quality of the building and location (city or town, not necessarily access to anything in particular).
