And I wish you luck in your endeavor. Not sure if it was you, but many years ago people were discussing price of accomodation in the Mileage Run forum (MR to Japan, though not Tokyo IIRC), and one of the most memorable quotes posted was
this is where money goes to die
which was quickly shown to be a falsehood by a more knowledgeble poster.
