Upgrade award

2008 was a good Hyatt-year for me, I was able to earn a couple of FFNs to be used in expensive cities and some extra points with Mastercard. Thanks to all FTers who never let me miss getting rewarded for travel I would do anyway! Now on to the plans for 2009:

I don't understand the sentence "At non-resort properties you must pay a minimum of the prevailing rack rate." at http://goldpassport.hyatt.com/gp/en/...tt_upgrade.jsp Does the room rate have to be the rack rate??? Does the cost of the entire stay have to be at least on night's rack rate? Does the room rate have to be at least a certain percentage of the rack rate? Something else?

I will be staying at Hyatt for a conference four nights with a negotiated conference rate for standard rooms. I would love to use 3000 points to upgrade to a club room. Is this possible? If so, what's the best strategy? Should I write in my booking "Would like to upgrade with points, please"?
