I'm not making excuses for the property, what has been described here is true (though to be clear on expectations; you don't have to cross the street surface, the tram takes a tunnel under the road). My whole perspective is a little different though as I live nearby and frequently leverage the hotel, valet parking, and tram service to simply go to the beach.

-Parking couldn't be easier
-The beach is uncrowded
-There is a full service bar/restaurant
-No one gets hassled for drinking on the beach
-Chairs, umbrellas, and towels are provided
-Showers and clean bathrooms are available
-I could go on...
