With a quick search of the Marriott forum, I can see that there are very few TownePlace Suites threads in the last few years and I can understand there is limited interest to write or read reviews about any individual TPS property.  My review is as much about the brand in general rather than the specific property I stayed.  I am coming from the Starwood side and I wanted to try a new Marriott brand for a change.  I don’t always stay at full service hotels, for example maybe 10% of my Starwood stays are at Alofts and 4Ps.  My expectations were that TPS was maybe similar to a Homewood Suites by Hilton. I was wrong.

Location

TownePlace Suites Kanata is about 20 km from downtown Ottawa.  I booked there in part because the points redemption was about to go up.  I got 5 nights at 10k pts each with 5thnight free for a very modest 40k pts total.  Post devaluation this property is 15k pts per night.  For comparison purposes, the Marriott hotels in downtown Ottawa are 25k pts per night except a Courtyard at 20k pts per night.  Probably 10k for TPS was a good deal, but now 15k pts it seems more or less fair.  The problem is that cash rates are almost $200 CAD at TPS by scanning some dates in the future, while downtown hotels are sometimes higher sometimes lower.  I see the full-service Marriott priced below TPS for several dates.  Obviously, if someone needs to be in Kanata they won’t book in Ottawa downtown and vice versa.  But my point is that whoever is booking a room for cash at TPS in Kanata because they need to be in Kanata is not getting a very good deal compared to the person who books in downtown Ottawa because they need to be there.  If TPS can fill the hotel at those rates then great for them. No wonder why midscale brands tend to be more profitable.

Room

A room at TPS cannot be compared to a room at Homewood Suites.  I did not get any upgrade so I was in a studio, which to me looked pretty much like a standard hotel room, the only difference being the fridge and oven in the hallway in the entrance of the room, but the overall size of the room is fairly standard.  At least the bathroom was nice and clean and the hotel generally speaking is new so in good condition.

Dining

I did not expect a luxurious breakfast at a TPS but even then I think my expectations were too high; I was thinking I would get a Homewood Suites or Hyatt Place kind of breakfast.  To be honest, I found the TPS breakfast inferior by a wide margin compared to those two, so I must have been using the wrong benchmark.  The fried eggs looked more like pancakes with egg colors and they tasted like rubber.

Gym

The gym was clean and had new equipment.  It was not crowded when I went there, even early morning which can be a normally busy time.  This was probably the strongest point of this hotel as far as I was concerned.

Overall

Overall I was not impressed by the TPS brand.  For this hotel in Kanata, you pay close to downtown Ottawa prices but for a suburb location, rooms are not any bigger, you get a limited service hotel rather than full service, breakfast is low quality, there is no Club Lounge, and it seems chances of Plat upgrades to a better room are better in a full service Marriott than TPS.  And to make matters worse, you earn only 5 pts per dollar instead of 10 pts per dollar for this brand but fortunately it was a points redemption for me.  Regardless from which angle I look at it, you get poor value for the money at TPS, except if you need to be in Kanata.  But even for this aspect maybe it’s about to change. There is a new Homewood Suites under construction right behind TPS in Kanata which is supposed to open in July. We’ll see what cash rates are at Homewood but I think they can eat TPS’s lunch given that TPS seems way overpriced for what you get, especially if you have elite status you get far more in a full-service Marriott than TPS.  Those are my first impressions of the TPS brand at least, and I can’t say that I will rush back anytime soon.
