It's definitely not $350/nt pre tax and fees as I've had rooms below that rejected and rooms above that approved. I don't remember what those rooms worked out to post tax and fees, so I can't confirm if it's $500/nt all in but I've read that threshold on blogs also.

As recently as last December I've had rejections of Vacasa bookings where the total price per night was under $300 - I think there is a way for owners to blackout some dates (this was for Christmas week), regardless of price. My guess is that Vacasa is paying out a much smaller amount for these bookings than the listed price, so even at lower cash rates some owners feel they'll get more in high season with cash bookings.
