Hotel room rates

We're looking to book a room at the Apex in Dundee, and the way I read its rate card, the free cancellation rate is less than the nonrefundable rate. I would think the opposite would be true. What am I missing? (I'm awaiting a response from Apex.)

well it would depend on when you want to stay.

sometimes the rates do get mixed up depending on if there is a sale on or not etc

Well, you're missing any info that would let someone else double check the rates you are seeing

I can see non-refundable rates including breakfast that are more expensive than flexible rates without breakfast.
