marriott raised their main. fees by over 18%, they blamed it on fuel & min. wage increases. :(

When I looked into two separate time share programs a few years back, both had annual maintenance fees larger than what I spend on lodging for a typical week vacation. And that didn't take into account the basic timeshare purchase. I could never see the financial benefit of a timeshare - at least for me!

Indeed. At the last timeshare presentation I attended, I got the distinct impression that the annual fees more than covered the operator's costs, including the initial capital investment. That would make the initial sale price pure profit.
