Starting March 29, our new flexible point redemption rates will go into effect. That means free nights will align more closely with nightly rates and availability. For stay dates in 2022, you can expect that nearly all of our hotels will have the same minimum and maximum number of points required for redemption — similarly to how they were previously categorized.
All the ways you earn points will not change — you’ll just have more flexibility when you’re ready to redeem.
Plus, starting at the end of April, you can combine your Free Night Award with up to 15,000 points to access more hotels you’ll love.
Our current redemption process will remain in place through March 28. After that, you will not see hotel categories (1–8) or redemption rates classified as Off-Peak, Standard, or Peak. At the same time, as part of our yearly redemption assessment process (similar to our annual category changes in previous years), the minimum point redemption rates will increase for approximately 200 hotels on March 29 — that’s less than 3% of all hotels. You can explore this list of hotels and decide when and where to maximize your free nights.
With our flexible cancellation policy, you can reserve your redemption stay and still modify your reservation if you find a lower rate in the future.

I already switched to Hyatt (current Ambassador at Marriott, now Globalist at Hyatt after completing a challenge there). The only decent value left for Marriott points was at peak periods and that is now going/gone.

The Ritz Carlton Koh Samui is an odd choice. It’s widely understood to be one of the weaker Marriotts on an island that has one of the flagship W’s. I can only think of the slightly odd owners - maybe owner requests sit behind the selection criteria.

Disgusting that Marriott even try to spin this. Calling it "More Redemption Flexibility" is an insult to our intelligence. There is absolutely nothing more flexible or beneficial about it for us. It just means that Marriott is jacking redemption rates up.
Phase 1 begins end of March.

What remains to be seen is how often peak and off-peak pricing actually shows up. Since hotels want heads in beds, I doubt it will be all peak all the time, and with the cash rates at some of these properties, I imagine even full peak will still give a good redemption value.

I should have qualified that with "almost". As a midshipman in the Naval Academy choir, I did stay at the Essex House in N.Y. on two weekends, and USDOJ put me up at the two D.C. Ritz-Carltons a couple of times. Also some S.F. & L.A. properties.
I realize these are not on the same level as the top 30 massive devaluations, but one can't do everything one would like in this lifetime.
I do consider myself blessed to live in such a beautiful part of the world, the Mariana Islands, and am more disappointed that the Sheraton Laguna Guam Resort will be leaving the Marriott fold, leaving solely the Westin Resort Guam as my only Bonv°y option within 1,000 miles.
I realize these are not on the same level as the top 30 massive devaluations, but one can't do everything one would like in this lifetime.
I do consider myself blessed to live in such a beautiful part of the world, the Mariana Islands, and am more disappointed that the Sheraton Laguna Guam Resort will be leaving the Marriott fold, leaving solely the Westin Resort Guam as my only Bonv°y option within 1,000 miles.

I noticed all of the properties affected by the 30k increase are mostly, if not all the current Cat 7 hotels. That'd increase the rates of those hotels to 100k a night at most.
There's also around 30-40 current Cat 8 hotels on the list under 20k points increase table, so I suspect those will be the ~30 hotels where rates "may rise above previous Category 8 rates during peak times" as Marriott says. This would already be true anyway during peak season as Cat 8 hotels would at max be redeemed at 120k points per night.
