Good response from them, but unfortunate that the website appears to be missing significant functionality and integration with Marriott's website. Not surprising however considering how horrid Marriott IT is...

I still don't understand the value proposition for Marriott Homes & Villas. On the surface it looks like, pay more versus booking via other more direct channels with the properties and have more complicated and error prone booking process. In exchange for that you get a nominal amount of points. Not compelling at all, at least for me. If I needed to buy points, I am sure I could find other ways to do it with lower cost per point. What am I missing?

Out of curiosity, when you make a Home & Villas stay, what does the charge show up as category-wise? Does it show generic travel, hotel, or vacation rental, etc?

Cant find any thread that discuss these product.
But apparently starting 1st January 2022, the spend at Home & Villa will be eligible for Ambassador spending calculation.

This week
I have spent some of the most stressful days I’ve spent since 2020 dealing with Homes and Villas. Their links for payment did not work despite attempting for four days, hours on the phone with multiple “ representatives” and still today, I have received emails stating:
my reservation is cancelled
what is my phone number(?). No call came.
we are sorry
take 10,000 points
we still need payment.
you are getting a refund.
I am 70 years old… we planned this vacation a year ago after my father died. I have spent the last five days in tears, on the phone, sending emails and I still don’t know if we are going on vacation next month.
I have been a Marriott member for over 35 years and will not deal with them again.
I am not on social media at all, but having never gone through anything like this before, I am truly warning you to think twice before you book with Marriott Homes and Villas.

My experience with Marriott Homes and Villas
Before booking with Marriott homes and Villas I would think twice. Upon arrival my Id and pictures of my self and family by the attendant with his PERSONAL CELL PHONE were taken. If I would not allow this he would not allow to stay, try to contact Marriott. No phone numbers only email to communicate with Marriott. Here are also some real pictures of our room.

I hate to loose our points and lifetime status, but we are really considering finding a new hotel reward program. I have always been very satisfied with Marriott hotel side, but this has ruined it for us as a whole company.

One will never find perfection in this world. I will be a lifetime Marriott Bonv°y Platinum Elite early next year (if they don't change the rules before that
), and have shifted my stays & credit card spend to my wife's accounts so she can do the same.
Yet there is nothing wrong with diversifying and obtaining lifetime status in two or more programs.

Just finished a stay booked with MHV. Not sure if they book exclusively with Vacasa in the US, but it's pretty clear when they do. I'd suggest checking the vacasa site to price compare.
If there weren't a 4x points offer on top of an Amex $200 off, I would have skipped the MHV booking. As it was, I basically paid $100 more for 25k points.
Can't see whatever MHV is lasting long term, but it has it spots. I don't have a lot of confidence in vacasa customer service either (seems to be kind of a mish mash of companies that they've bought - some are more VRBO style homes and some are resort complexes), but nothing bad to report this time. I'm definitely going to keep use vacasa with the Wyndham trick until something unsatisfactory happens. Hoping that never being the case!
