Upon doing some shopping it would appear that the Homes & Villas valuation is less than 1 cent per point which isn't a great deal for these seeking to redeem their vast vaults of Bonvoy points.

Let's see how much my Stag party in Scotland will cost in terms of Bonvoy Points but I do like the idea of being able to use my points for a private cottage in California wine country. :-:

The site is incredibly slow for me, and some links are sending me in circles when they finally do load.
I've only been able to look up a few properties so far, but the prices don't look competitive with homeaway and airbnb...I very well may change my mind after spending more time. Just to qualify that statement, I don't mind paying a higher price for the extras that come with a Marriott property, but I probably wouldn't pay 25% more. That might be fine for others, just my opinion.

Based on a few brief searches, I'm turning up a rate around 0.7 cpp. The cleaning fees also seem excessive.

One of the reasons why I tend to shy away from Airbnb, VRBO, and other similar schemes is the Cleaning fees as I cannot justify paying additional on top of what should already be included in the room rate. :-:

But if the total cost, which is shown before you purchase, is still less than a hotel and offers you everything you want such as a living room, kitchen, laundry, etc. then what does it matter? That's what I often find when I use airbnb.

I must be the wrong demographic The Luxe in Anguilla is on the landing page and it starts at $2760 per night. Nope, not for me....I get a nosebleed paying that much for a week on the Oregon Coast....

I was thinking the same thing. I checked a few areas I like to travel and some dates. The cash prices are more pricey than I want to pay and the point costs are way out there. So I doubt this will be anything I will heavily be using.

I know others have already posted this but I use Airbnb because it is MUCH cheaper for comparable experience for a family of four when we go places (this is mainly in Europe where getting a room for four people is near impossible). None of the offerings here are even comparable to what I would book.

For airbnb cleaning fees are one time. It makes sense that they have a separate line item when the cost incurred is per guest and not per night.

It does not appear Marriott has exclusive control over their residences. I checked a few areas I rent using VRBO, Airbnb, etc. and see the same properties. Marriott also seems to price on the high side. One residence I compared across the three platforms for same dates was $6,942 with VRBO, $7,715 with Airbnb, and $8,386 on Marriott. So there doesn't seem to be anything compelling here for me on initial glance.
