New Aman, Azerai, GHM & Ahn Luh Resorts - 2019 edition

Every rumor and every finding about future openings of new resorts in one of the brands founded by legendary hotelier and Aman-founder Adrian Zecha.

The main part of the thread is about upcoming Aman resorts: the brand, with which Zecha invented the highly personalized luxury resort concept 30 years ago - which was then taken over from Zecha by russian entrepreneur Vladislav Doronin in 2015. Furthermore we discuss future openings of GHM, where Zecha seems still to hold share. Ahn Luh is a chinese luxury chain which is advised by Zecha, and Azerai is Adrian Zechas own new brand, which he categorizes as "affordable luxury".

This yearly thread continues the discussions of the recent ones. In the threadstarter, every news and rumor is collected, keeping the whole list constantly up-to-date, from very old rumors to the newest. Please contribute and comment every rumor you snap!

(For discussions about existing Amanresorts please use Amanresorts Thread 2018)

*******

UPCOMING AMAN - SOUNDS REAL:

- Aman Kyoto (formerly discussed as Amaniwa),, officially announced opening November 2019 https://www.aman.com/resorts/aman-kyoto: About 1 km from the Golden Temple of Kinkakuji - Discussed for more than 10 years in the "New Aman"-thrreads, seemed to be cancelled, but 5khours wrote here, that it is back on track, Jolivet also mentioned it, Gallivanters lately as well, chinmoylad also - and now its reality!

- Aman New York on 5th Avenue opposite of Trump Tower, as written by New York Post found by VOSS http://nypost.com/2016/05/31/luxe-sh...rown-building/, early, mentioned here in this thread from 2015. Now officialy advertised with a teaser from Aman: https://www.aman.com/resorts/aman-new-york Opening 2020, featuring a 25 Meter Pool, which is a great thing for a central New York hotel.

- Amanrica (hopefully not "Aman Costa Rica"...): as rumored in this New Aman thread from 2011 on, finally it manifests itself as real, as Aman is already teasing it (https://www.aman.com/resorts/costa-rica) on their own website, and the developer (http://amancostarica.com) as well. It's on a yet unspoiled pacific coastline, but sadly other resorts will be developed nearby as well. I heard rumors about maybe 2021opening. Flyingdoctorwu found the following article with formerly some good details https://travelsort.com/aman-costa-rica/ - but they deleted some of them, clarifying in an Feb 2019 update, that construction has not started yet.

- Amanvari, Baja California, Mexico, opening 2020. Just announced on a cocktail party in San Francisco (attended and posted by Larkin). It's outside of Cabo on the Sea of Cortes, and Aman is already posting it on the website: https://www.aman.com/resorts/amanvari

- Amanalula, Saudi Arabia, three resorts in the desert, opening announced for 2023. Together with the Royal Commission for AlUla (RCU), Aman will develop three distinct resorts of architectural excellence in North West Saudi Arabia, in AlUla, a place of very special natural and human heritage. Contracts signed by Saudi Arabia’s Minister of Culture and Aman-CEO Doronin, marking the brand’s first entry in the region. First spotted by @chinmoylad.
https://www.thesuitelife.com.hk/aman-announces-a-new-destination-alula-saudi-arabia/

- Aman Nai Lert, Bangkok, Thailand, to be opening in 2020. Developed by a real estate company with the same name. Likely to be located in ultrasmall Nai Lert Park in the Erawan shopping area, next to a monstrous former-Swissotel-soon-to-be-wellness-hospital-building. https://www.nationthailand.com/property/30376029

AMAN - SPECULATIVE/VAPORWARE

- Aman Canouan at the tiny southern Caribbean Island of Canouan, which is famous for its pink sand beaches. It is part of St. Vincent and the Grenadines. Currently, Canouan is only hosting a Mandarin Oriental, with a Soho House and the Aman supposedly following up.

- Amanmiami, Miami, USA. Doronin looking out for location, saying in an interview with Bangkok Post: "My real estate company, Oko Group, is headquartered in Miami where we are developing several luxury residential towers, so we know the city very well. Miami has become increasingly sophisticated and and an Aman would fit well in this gateway city" https://www.bangkokpost.com/business.../lap-of-luxury

- Aman in the Japan Ski Region of Niseko, according to Gallivanters tweet and according to Aventine and calledmetop, posting https://www.wsj.com/articles/billion...d=hp_lead_pos9: "“Niseko will end up at the top of the global destinations,” said Eyal Agmoni, the Singapore-based head of a private-equity firm active in Niseko. “There is still huge room for growth.”
Late last year his firm broke ground for an Aman luxury hotel and chalets on the slopes, part of a development set to cost hundreds of millions of dollars with three additional hotels, shopping and restaurants."

- Aman Mt. Moiwa, also Japan, nearby Niseko. Possibly the same project as above? According to 5khours, "deal has been concluded and it's a definite go. Shooting for the 2020-21 ski season but that sound aggressive."

- Aman London, early planning, no site yet according to GK1998, mentioned again by FT in 2015 in Doronins urban-resort-context and repeated in his Bangkok Post interview

- Aman Paris, as mentioned on Aman investor Doronins website for a short time (and then quoted by Bloomberg here http://www.bloomberg.com/news/2014-1...lder-spat.html, repeated in his Bangkok Post interview)

- Aman Singapore, as mentioned on Doronins website and repeated in his Bangkok Post interview

- Aman Hong Kong, as mentioned on Doronins website and repeated in his Bangkok Post interview

- "Aman in Douro Valley" (UNESCO world heritage site, famous for its wine), architect JM Gathy according to GG, but according to vuittonsofstyle Aman pulled out.

- Amanduna in Comporta, Portugal (a natural reserve 1 hour from Lisboa), opening was hoped for 2014/2015 (Gallivanters), but now delayed because of ownership/funding trouble "for a long time" according to 4 your eyes only. Amanmiami + more

Long story in Bangkok Post about Doronin and his future Aman plans, where he interestingly mentioned plans for an Amanmiami for the first time: "My real estate company, Oko Group, is headquartered in Miami where we are developing several luxury residential towers, so we know the city very well. Miami has become increasingly sophisticated and and an Aman would fit well in this gateway city".

Also, he repeats his Aman-plans for London, Paris, Hong Kong and Singapore. Especially in SIN, a true luxury hotel is desperately needed!

Finally he is telling about adding pools to 6 rooms at Amanpuri plus new bar, ildren club etc. pp.

Nice tidbits about Aman NY too.

We will also include three exclusive restaurants at Aman New York, one of which will be Nama, our recently launched Japanese culinary concept. We will include a Wine Library and a subterranean Jazz Club,...

I think you have to discount all the Amanresorts projects that were mooted or even started by Adrian Zecha when he was in charge.
Some of the owners involved did not want to work with the new Aman, which is why you now have projects, such as Aman Kea, now being progressed as One&Only.
The new Aman is much more interested in city sites and, perhaps, more conventional destinations.
I doubt very much if Gabon will ever go ahead, or Jordan, as both projects relied heavily on the relationship between owners and Zecha.

All the more reason why Aman is of significantly less interest to us nowadays. The downward trends (spiral?) in both service and future locations are clear. The value-add for Aman for us now seems to be only at remote Aman properties with no luxury alternatives and having actually worthy destinations nearby.

But the UNESCO Heritage ones are well worth a visit .
ASP , Dayan & Fayun should be best be attempted sooner than later . Perhaps shorter stays though as without GMs , the staff are somewhat directionless if the unusual ( usual for AMANjunkies ) crops up

many not aware of how bad hotel revenues are >

badu is 20 & 30 miles from conflict
badu not cheap big box business city hotel

venturemagazine.me/2017/10/low-occupancy-rates
occupancy rates have been low since 2011

highest occupancy is in Aqaba, and the lowest is in Petra because it’s very seasonal. Amman’s occupancy rates are higher than the Dead Sea.

rates here are very low...Lebanon, which is facing many problems, they still have a much higher average room rate

you will get more three and four star clients staying at five star hotels at the rates of three and four because they wouldn’t be able to fill the hotels except at those rates.

Our costs in general are high
jordantimes.com/news/local/amman-hotel-room-revenue-rate-2nd-lowest-region-%E2%80%94-report
only city with a revenue rate lower than Amman was Cairo

Regarding occupancy rates, Amman only topped Mecca

Jordan's promotion as a touristic destination must be more efficient in markets that are relatively immune to news of unrest in the region, such as the Gulf region, Jordanian expatriates and the Far East.

Another issue to be addressed is that the majority of Jordan's visitors demand three and four-star hotels, while there is an abundance of five-star hotel rooms. Furthermore, around 1,000 to 1,500 new five-star hotel rooms will start operating in newly built hotels.

Although electricity tariffs for the sector were recently reduced by half, Kawar, who is also an investor, explained that hotels in Amman are subject to a 16 per cent sales tax and a 10 per cent service charge, in addition to "high" water tariffs and land ownership fees. These factors increase operational costs for hotels

Amman suffered declines...almost half of the profit levels achieved since the oil crisis sparked.

Middle East and Africa...plunging achieved average room rate
even weather events are significant (marketing) issue >

arrival of low-budget airlines Ryanair and EasyJet to Jordan

revenue losses grew in following year as they dropped rates to increase occupancy

aman sri lanka had extremely low rate during civil war

badu had 24 3BR residential villas >
30 suites, 24 villas

villas are arranged around a central courtyard and a 50 square meters outdoor heated pool Each comprises three hotel suite modules together with a living and dining room and a dedicated service building
just bad timing

at least ruya could reopen after not opening in 2017

would be interesting if these kinds of properties could have 2 dining buildings, one that allows nonguests and one that does not, and not allowing nonguests anywhere else. separate buildings and where they are located on property could really handle this well. could do same with spa, have 2 separate ones, or just not have same facilities/access for nonguests. or spa pool vs main pool.

Did we know about Aman's project in Niesko?

https://www.wsj.com/articles/billion...d=hp_lead_pos9

"“Niseko will end up at the top of the global destinations,” said Eyal Agmoni, the Singapore-based head of a private-equity firm active in Niseko. “There is still huge room for growth.”

Late last year his firm broke ground for an Aman luxury hotel and chalets on the slopes, part of a development set to cost hundreds of millions of dollars with three additional hotels, shopping and restaurants."
