Interesting. Practically that is quite a bit north of Napa. Not exactly pop on over for dinner range. It is very nice country however. But I suspect it is fairly fire damaged at the moment. Lovely area, not thrilled with the density implied in the links you mentioned, but interesting nonetheless.

presume hotels around french laundry are constantly arranging transport

think theres often fine dining 1 > 1.5 hours outside say metropolitan areas

35 square miles is pretty enormous, obviously depends on what part is developed
I am happy with the title.

Just saying that may be 15 miles as the crow flies -- if you were actually 10 miles north of Lake Berryessa and then tried to drive to Callistoga it could take 45 mins to an hour. Or more. Pope Valley is beautiful, but the road is narrow and winding. I honestly can't see anybody saying "lets go to Napa for dinner!" unless of course you have a reservation at the French Laundry. I can see making an exception for that.

With FS opening next year and now this project, looks like wine country is gonna have a lot of luxury competition (good for all of us!)

I am skeptical. As is said too often: location, location, location.

Lake County does have its own wine culture however less regarded. But it is not Napa or Sonoma and does not have the ambience, venues, restaurants or "cute" towns. Also, getting from Lake County south to Napa or Sonoma counties could be a driving nightmare. There just are not sufficient roads, look at a map. In any case, the roads are too trafficked as it is. So, I don't think this is a bet that will pay off.

some here prefer more remote, not sure where the line is on this
whatever happens, hopefully part of land gets low density property
35 sq miles = entire peninsula where amanzoe is (& greek island ithaca)
44 sq miles = vancouver / 47 sq miles = san francisco (quoting wikis)

similar in past - zecha looked at 2,000 acres 3 hours north of NYC
(owner of aman venice, sveti, cavtat says "invested in" that land)

guenoc = 'town planning' - "neighborhood[-]serving retail and restaurants"
seem to recall gathy has consulted on actual 'town planning' etc in past

possible to be much lower density compared to existing >
(if no residential development in area, may get financed)

Makes the alaska airlines flight into Santa Rosa airport a lot more interesting.
Anyone know if there was any impact from the fires last year or this?

It appears that at least some part of Lake County was included in the massive LNU Lightning Strike fire but maybe not in the Mendocino National Forest area:
