How about beach, views etc?
I notice pretty much all the marketing material shows views facing "left" side of the property, because I have a very sneaky feeling the views "right" of the property aren't as attractive (Patong, Patong Beach and sections of Patong's skyline). Also, noise level? It's really not at all very far from Patong. |

Heard the beach is "so-so" and puri may still be better. No noise issues. Still waiting to hear more from clients that have just stayed.
There are only a handful of resorts in Phuket/Phuket area with a beach as nice/private as Puri's and they all have 'issues': - Le Meridien Phuket (all you need to know really...dreadful oversized eyesore of a property that looks like a cruise ship accidentally crashed ashore; but nice and large beach. Reckon it's larger than Pansea, which is of course shared as well, but then you're dealing with Le Merdien's god knows how many rooms) - Andaman White Resort beach (more boutique property than Le Meridien but definitely nowhere near upscale, nevermind luxe - cute little property though; very small beach, but nice) - Racha (SLH member etc but the beach is full of day tripper tourists coming in from Phuket during the day as it's public access, so not private at all) |

I don't condone resort fees, but the one at the Rosewood Baha Mar is a little different than normal in that it includes transfers and lounge access. I find the included gratuities to be curious. The other items are generally expected to be included with a resort stay.
· Access to arrival and departure lounge at Lynden Pindling Airport the sls resort fee of $60 also includes transportation. so if you are only staying a couple nights it's not a horrible value compared to the hyatt fee of $30 without transportation. |
A random FYI for anyone looking to book Rosewood London....I've had few clients asking me if the "upgrade at time of booking" via Rosewood Elite Benefits applies to booking a Jr. Suite and upgrade into the Deluxe Suite (which can be almost double the price, depending on dates)...Unfortunately, it's not allowed. The upgrade at booking applies to Entry rooms to Jr. Suite then Deluxe Suite to higher Suites...Just not Jr. suite to Deluxe Suite. Of course, upon check in, you might receive a further upgrade but this is strictly speaking of upgrade at booking. Hope that helps anyone who may have the same question.

FWIW I did an upgrade at time of booking from a Premier Suite to a Grand Premier suite. But that was with Amex FHR.
Although, was fortunate enough to just pull some strings for the client and get the Jr Suite GBP 798/night to upgrade to the Deluxe Suite at GBP 1,395/night anyway...great value. My experience is that they do try hard to please! |

Can't wait for this new resort to open in January. It could be a veritable boon to our luxury vacation planning: so close to our home in the SF Bay Area, accessible by air or highway, promises to be exquisite. Only 120 rooms and 37 suites. https://www.rosewoodhotels.com/en/mi...each-montecito So, how soon after a new venue opens, does it make sense to book? |
Thanks for the newsflash, @KatW! I hadn't heard previously about this one.
I always wait at least 6 months before staying at a new property; I prefer to wait a year if possible. YMMV, of course. |
Yikes, I don't know that we can wait six months. We'll be itching to book by end of January. Is it ever fun to go soon after opening? |
Agree that 6 months to a year is a safe bet but have also heard of fantastic experiences during soft openings (of course there are tons of poor ones as well).
In the best case, a new luxury property might have really capable management on site to open and train. There might be good opening offers to help guests set/align the proper expectations. Not too many guests during opening weeks and staff to guest ratio can help offset some inefficiencies, or hopefully, over deliver on service. I think getting in touch with the property pre-arrival and exchange a few emails/requests will help gauge the outcome. Not exact science but can't hurt. |

I wouldn’t want want to get a reduced rate only to risk broken hardware, faulty air con (gasp!), non-working pools or spas, lighting issues, disappointing food and beverage, along with service issues galore. Not to mention having the inevitable construction or repair crews running around and causing noise issues and other inconveniences. You could luck out...but I’d rather not luck out. I can afford to be sure to get what I want. I think that’s true for you, too, @KatW! I already could stay somewhere else and spend less to get less than a 5 star experience. I want to pay for a 5 star experience and concomitantly enjoy a 5 star experience. That’s why I always wait. That’s why I always research carefully to be sure I get what I want. A new luxury hotel is almost never ready after its first few months. Just recall the Rosewood Hotel de Crillon in its first months as a perfect example—it wasn’t pretty. But it still was pricey. |
True, bhrubin, I can afford to pay my luxe way ... yet our options are shrinking. Jim no longer is copacetic for long flights and we especially are interested in close-to-home options. I likely will book early and hope for the best. |
