An interesting development - a second Ziva property in the greater Cancun area announced quite close to the opening date:

Hyatt Ziva Resort Expected to Debut in Riviera Cancun in 2021

The all-inclusive resort is set to bring the Hyatt Ziva brand to life and add to the brand’s growing presence in Mexico

CHICAGO (April 19, 2021) - Hyatt Hotels Corporation (NYSE:H) and Playa Hotels & Resorts N.V. (NASDAQ: PLYA) today announced plans for a new Hyatt Ziva all-inclusive resort in Mexico’s Riviera Cancun region. Slated to open later this year, the family friendly Hyatt Ziva Riviera Cancun will be the latest resort to join the award-winning Hyatt Ziva portfolio, which is designed for travelers seeking an effortless, all-inclusive experience.

Situated between Playa del Carmen and the world-famous Cancun Hotel Zone approximately 30 minutes from Cancun International Airport, the 438-room Hyatt Ziva Riviera Cancun plans to provide travelers with the opportunity to reconnect with loved ones, enjoy time away from their busy lives, and experience the most unique aspects of Riviera Cancun.

With a focus on travel experiences for all ages, Hyatt Ziva Riviera Cancun will offer a variety of amenities including several globally inspired and locally authentic restaurants; multiple swimming pools; the Zen Spa inspired by pre-Hispanic Mayan culture with 12 indoor and eight outdoor treatment rooms designed to reflect the stunning, natural scenery; a fitness center with state-of-the-art amenities; and ocean views of the crystalline waters of the Caribbean Sea and the lagoon of Bahia Petempich. Looks like this is the Secrets Silversands Riviera Cancun being reflagged. It seems like that property closed in 2018 after some legal troubles and hasn't reopened since... which makes me a little surprised that it's due to open relatively soon.

Playa has a history of rushing the opening of reflagged properties. One can look at the first 700 or so posts in the Zilara/Ziva Rose Hall thread to see peoples' poor experiences at the former Ritz Carlton.

The property was closed in 2018 and virtually abandoned as far as I can tell. Considering the number of severe storms they've had over the past couple of years, it's hard to imagine that this isn't at least a partial rebuild. PLYA states that they're only managing this property, so my assumption is that AMResorts is overseeing renovations and repairs. Expected opening date is Q3.

A Q3 opening date does seem wildly optimistic given that it's already mid April!

Having looked through some of the photos of the Secrets Silversands Riviera Cancun on Google Reviews and Trip Advisor it seems like it would have been in need of a refresh even if it hadn't been closed for three years / been battered by storms and who knows what else. I can imagine it's quite an expensive proposition to maintain a closed resort like this and keep it in halfway decent shape - and given the legal issues which seem to have only very recently been cleared up, it's very possible that it wasn't being actively maintained.

If I remember correctly, the beach can be poor and rocky in that area.

More recent "news" reports are now saying the opening date is "at the end of the year" so it's already (unofficially) moved from Q3. I would be surprised if it opens in Q4 2021:

-There are only computer renderings of the new resort
-Close to the airport
-The beach is largely unswimmable with rocks and seaweed problems
-Bookings are being taken for Sep 1 on
-Right now, you can't use points.at all
-Bad taste with Playa's start of Rose Hall and Cap Cana.

Hard pass, at least this year. I just got back from PDC and the seaweed problem is absolutely atrocious in Mexico. It stinks and there's so much of it that it's like a movie monster.

Got this link from Playa Resorts via email, probably because I stayed at Ziva Cancun earlier. They're running a promotion of $298/night if you book before 6/15 for stays between 9/1 (opening date) and Christmas. Not a bad deal IMO.

Resorts By Hyatt.

You can't book on Hyatt proper at all. It refers you to "the hotel website".

Basically, you are booking through Playa, it seems.

If you google search Hyatt Riviera Cancun, the right site is front and center.
