http://www.hoteresonline.com/articles/2961?p=2 (Japanese only)
Plans are in motion to build Hyatt's first Yokohama property, planned for opening in June 2019. It will be owned by Ken Corporation, who also own the HR in Okinawa. It will have 315 rooms (18 of which will be suites) and be located in Yamashita-cho, a short walk from Yamashita Park and Chinatown. Two restaurants and a cafe/bar will be on site, along with meeting facilities, fitness gym and and a RC lounge.

According to a Japanese friend, the Nikkei today announced a Hyatt Regency at Minato Mirai, which is not that close to Chinatown. So is this the hotel referred to above, a different hotel, a relocated project, or a mistake by friend?

No, the Nikkei article is referring to the same Hyatt Regency as the OP. If you look at the map in the link that the OP posted, you can see that the location is on the Minatomirai Line about midway between Nihon-Odori and Motomachi-Chukagai stations. I do not know the area, but I assume that Chinatown is close to Motomachi-Chukagai Station, since Chukagai means Chinatown. The Nikkei article refers to the entire area as the Minatomirai (MM) 21 district.
Also, the original article posted by the OP says "within walking distance" of Chinatown, which could be 1-2 km.

Yes of course. All of the room descriptions are essentially the same, with everything described as "premium suite", and 2 of the actual suite categories are describe as 36 m2. Someone got a bit carried away with copy-paste.
The Japanese descriptions seem to be correct. All of the rooms are 36 m2 and of course none are described as premium suites, and all 3 suite categories are described as being 72 m2.
