Hotel is Cat 6. Just used a DSU for reservation in June.

Received email from Andaz Tokyo that I can't use diamond suite upgrade award for my reservation.

Did you call directly to the hotel to use the DSU?

You're supposed to call the Hyatt reservation center to apply a DSU. DSUs are not valid on award stays by the way.

I use My Elite Rate... It states that Andaz Tokyo only has 8 suites....

I called the Hyatt Diamond Line. I booked using the Opening Offer rate.

And I just did it again for another reservation. No problem so long as they have availability.

The Andaz Suite is going for over 180000 yen a night!

With only 8, I expect usage of DSU to be very difficult, Hyatt T&Cs do not call for all entry suites to be available for upgrades (and awards) if it's available for sale. For Tokyo, I think the the HR is also fairly difficult. Another property where it is difficult is HR Maunz which only had 2 regular suites (and 1 presidential).

I just booked with a room with a DSU for September. I was hoping for some cash + points rooms, but no luck. Still, the $360/night rate for the $1700/suite seemed to be a good deal.

I kept my other reservation at the GH, just in case something doesn't work out.

Just called diamond line to try to use DSU, but was told that I need to wait till June 11 to use the DSU for suite upgrade. Though the suites are available for my stay dates, the representative lady told me it's not allowed to apply the DSU and suggest me to call after June 11 to use DSU.

Suite availability itself doesn't seem to be a problem yet. A quick check shows that, with the exception of the opening weekend, Andaz Suite is available for every Saturday night for the rest of the year.

On the other hand, My Elite Rate availability is sparse. The Opening Offer rate is basically the same thing until September, but even after that MER is hard to find.

I'll definitely be staying here sometime this year, but I'm not sure if I want to stay here or the PHT in July.

I would choose PHT, at least until Andaz has been open for a while and gotten positive reviews. Unless location is a factor, I would not take a gamble on a new Andaz if I had the option of staying at PHT.

Isn't the company behind GHT running the show? I can't imagine that they would allow this hotel to be a disappointment.
