What's a good redemption rate for Homewood Suites?

What's a good redemption rate for Homewood Suites?
My family and I are visiting family in Princeton, NJ this summer.
Homewood Suites has 1 bedroom suites with 2 queens for $139 rate plus tax for 4 nights. ($637 total)
Points are 38,000 points nights so 152k points total. Is that good redemption rate for this type of property. I currently have 250k points.

0.5c/point would be $760, and that'd be the rate you can routinely buy/replenish the points at in a sale - so it makes sense to use points if you can get >0.5c.
With that in mind, I'd probably pay cash - but if you qualify for "fifth night free" (silver or above, and a standard redemption rate) then that might swing me to pay with points, as your return on points would improve.

0.42 cents per point. Not great, but more or less the going rate for anything other than 5th night free awards or peak dates at a price-capped hotel.

I'm very familiar with the Princeton area. There shouldn't be any resort fees. If you could stay an extra night - could be worth using points as you get the 5th night free. Otherwise for 4 nights at that room rate I'd just pay cash if it were me.
