Hum... no. Lots of people are not aware of promos and/or do not bother to sign up. So we benefit from the promo while the masses do not.

Why are you so overly conservative

You are forgetting to account for the online booking bonus, the welcome bonus points, and if you are going to hit 40+ nights for the year there are also the 10k pts for each 10 nights so 1k pts per night.

I believe if you stay at hotels 5k pts per night, your net cost is negative.

So. If your counter resets in the middle of a long stay, and you don't get credit for the remainder of the stay, your going to want to hit the nail on the head and check out Day-of so you don't get hosed right?

No idea about the online booking bonus, but the MyWay benefit for Doubletrees actually gives you the missing 1k per stay So staying for free (albeit without breakfast).

Living nearby a 5k DT property, booking every other night is a good option for free Diamond for almost 2 years

Alternatively trying to maximise the length of Diamond using rollover nights - if one would book a room for 120 days of the campaign the result will be:
Cost 120k x 5/night = 600k points
Bonus 12 x 10k = 120k points
Bonus 1k points per stay
=Cost of 479k point, to get HH diamond for almost 3 years (Diamond would be reached in mid-February, then 80 nights would roll over to 2020, the last 40 nights would roll over to 2021)

My take on this is that I am earning 7000 points for a one night stay at a $100/night Doubletree. (1000 base + 1000 diamond bonus + 1000 diamond myway + 2000 promo + 2000 more, prorated, assuming I do five stays).

I like it.

Cost would be 480k as 5th night is free or will be at some point once hit silver status. Also there is no 3rd year roll over, however one could activate the one off diamond extension.

Just checking...you only need one multi-night stay to change a run of single nights from nights to stays?

For example, if my trip, in nights, is 1,2,1,1,1, - that is 5 stays, and gets the 10K pt bonus, even though only one stay was not a single night? Whereas a trip of all single nights would need 10 to get the bonus?
