			<content:encoded><![CDATA[<div>First time staying at a St. Regis Residence earlier this year and noted that &quot;Marriott Bonvoy members cannot earn/redeem points at The Residences at St. Regis Bermuda.&quot; during the booking and on the confirmation email.  I still figured that I would receive earned night credits and spend credit given how specific the note was on the confirmation.  Not so - Bonvoy agents have pointed to &quot;The St. Regis Residences do not participate in the Loyalty Program.&quot; as found in 1.2.ii in the Marriott Bonvoy terms and conditions. This has left me somewhat annoyed because I  a) feel that the note during booking and on the confirmation should have said what is in the terms and conditions and b) I probably would have chosen another place to stay with a better location for my purposes and at less cost.  Oh well - lesson learned.</div>

But when I clicked through, the actual redemption rate was 254,000 points UNLESS I want to instead pay an additional $30 per night beyond the destinatiion fee, Called Marriott and was told this was an upgraded room, thus the extra charge. But if all they have available are upgraded rooms shouldn't the actual points price say 254,000 points? It feels somewhat deceptive.</div>

I come to find yesterday that the longest stay wasn't credited.  I contacted Bonvoy and was emailed the following yesterday, <br />
<br />
<b>&quot;As a valued member, you can earn Marriott Bonvoy® Points for up to three (3) guest rooms with the same check-in and check-out dates during any stay, provided you stay in one of the reserved guest rooms and pay a qualifying rate. You have received the Elite Night Credit and Marriott Bonvoy® points for one room. Upon review of the reservations during this time, the check-in and check-out dates of the other from 04/29/2026 to 05/03/2026 were not the same and therefore are not eligible for earning points.&quot;</b><br />
<br />
Does that make sense? The hotel firstly credited the wrong elite nights to the wrong stay ( the longest one).  <br />
<br />
But I also lose ALL points on the 3rd stay because I chose to *SPEND MORE* ?   Am I missing something? Should I have booked the resersations differently?</div>

			<content:encoded><![CDATA[<div>I have always been under the impression that in Canada, Delta hotels offer breakfast vouchers to Platinum and above regardless of whether there's a pantry, however I recently had an experience where breakfast was not offered, and the hotel's reasoning was that the Pantry meets brand standard as a lounge and breakfast was not offered as a result. Does anyone on FT have any data points on this? Is this a new directive from Marriott? If so, the brand is dead to me.</div>

City Express is part of a string of new basic Marriott properties in Japan in the ¥9,000-¥15,000 ballpark such as Flex and Series.<br />
<br />
I reserved a twin room for two guests, total rate was ¥10,960 (intro rate I believe).<br />
<br />
At check-in there was no mention of status, but the receptionist did state I would get 500 points and offered a late check out of 4pm. She also asked me for ID, something that is not required of residents in Japan, only tourists. This happens at newer properties where staff don't get the proper training.<br />
<br />
The room, on the 13th floor, had a good city view. On the bigger side for a Japanese business hotel, I think 20sqm. Room for suitcases, unlike Flex or Series. The room had some green tea and large mugs, plus two cans of mineral water.<br />
<br />
The lobby was basic but had coffee and tea. Ice available from front desk. There is a breakfast room as well. Breakgast is not included but Bonvoy members get ¥200 off the regular price of ¥1980. A bit steep considering Japanese brands often include free breakfast, but the offerings looked a bit better than the average business hotel.<br />
<br />
I was surprised to find out they have a fitness room. Basic, but with four cardio, two benches and a full set of dumbbells. Water cooler and towels.<br />
<br />
Three elevators, so no delays (though the property wasn't very busy so not really a good time to judge).<br />
<br />
EDIT: I forgot to mention there was some train noise until about 11 or 12am, and it resumed at 6am. I was surprised given we were so high up. The room was facing east, so perhaps the west side is better (though the road is on that side).<br />
<br />
Of the budget Marriott properties in Osaka I have now tried I would rate City Express first, then Series, then Flex. Moxy is a bit pricier, but I wouldn't say worth it. I have only been to one Fairfield, and that was four years ago so hard to say how it measures up. One common theme is no breakfast for elites (though Moxy will get you credit that covers about 75% of the cost).</div>

<li>Shower pressure is good enough</li>
<li>Interesting architecture</li>
<li>Lounge breakfast is good - made to order eggs and decent waffles</li>
<li>Club staff in the morning are just lovely</li>
<li>Desserts and focaccia in the evening at the lounge were good</li>
<li>Lounger couch was comfortable</li>
<li>They were willing to charge in USD at confirmation rate</li>
</ul><br />
Neutral:<ul><li>Upgraded to a Balcony Mountain View (don’t think there are many of these based on my investigation of the exterior) - suite listed as 1 Room Left</li>
<li>I don’t care - but all alcohol in lounge for evening service is for sale and not included </li>
</ul><br />
Cons:<ul><li>No in-room Ambassador welcome gift</li>
<li>Loud birds squealing at 5 AM that woke me up</li>
<li>Exterior corridors - bird noise and some large insects in room</li>
<li>Bed covers way too thin</li>
</ul><br />

Positioned as a boutique hotel, decided to try it out for my staycation. The bathroom area is considered small but the shower area is still roomy enough. There's no real cabinet/wardrobe to speak of though. Not sure if I was given a better room but according to the floor plan it was a corner room. I didn't try the breakfast but the semi buffet breakfast was priced at around SGD42++ I think. Oh yeah there's free ice cream near the check-in served by the staff. Reception, the only In-house Restaurant, and Bar is on Level 2. There's also an in-house Cafe at Level 1. I wasn't sure if the Mini Bar was free or not but there's no price tag or menu so I drank them and took them home when I checked out. Wasn't asked or charged for it. There's no in-room dining yet.<br />
<br />
Enjoy it while it's still new.<br />

Thinking a previous guest had left a phone charger I unplugged it for a closer look. It appears to be some kind of sensor and had our room number written on it. I'm just curious if anyone else has encountered this and perhaps discovered what it is.<br />

I called in to the toll free number and was kept for about half hour only to be told it could not be done due to technical issues and to call in a few days again. This didn't make too much sense so I queried why/how this would resolve itself over a few days.. the agent was not really helpful in explaining. The next thing that happened was that the agent froze my account.<br />
<br />
I called again to query why access has been blocked and the next rep I spoke to said that I had indicated on my call that my account was hacked &#128563;.<br />
<br />
so its now frozen with no timescale for review..<br />
<br />
Ideas anyone?<br />

<br />
A 20 min drive to Camp Humphreys' Anjungri Gate. I would probably recommend staying on post if the Lodge has availability because taxi costs to and from post will add up quickly.<br />
<br />
They don't give Platinums free breakfast or free swimming pool usage here either. This still causes a big backlash among Korean Bonvoy members. Only 4 suites along with 210 rooms.<br />
<br />
People will recognize a lot of elements and F&amp;B outlets borrowed from JW Marriott Dongdaemun Square (same ownership group).<br />

			<content:encoded><![CDATA[<div>I wanted to share a recent experience with Marriott Homes &amp; Villas that others here should be aware of, especially if you care about Bonvoy points and qualifying spend.<br />
<br />
I booked a villa in the Douro Valley (Portugal) through Homes &amp; Villas. After booking, the property manager contacted me asking for an additional €2,040 “extra guest fee” that was not disclosed upfront. I originally booked for 16 guests on the platform - they wanted to charge an extra fee for 16 guests, despite having a confirmed booking saying 16 guests.<br />
<br />
I pushed back and they said it would be cancelled since it was an &quot;error&quot;. I made it clear that we wanted to stay in this villa and any additional payment needed to at least qualify for Bonvoy points. I was then given two options by both the villa agent and Marriott Homes &amp; Villas support team:<ul><li>Pay the fee separately (they’d “submit it to Marriott”), or</li>
<li>Cancel and rebook at a higher price so everything is included and eligible</li>
</ul>I explicitly confirmed in writing (with Marriott Homes and Villas AND the property manager) that rebooking would ensure the full amount qualified for points. Based on that, they cancelled my booking, the price of the villa was adjusted on the platform (by Marriott's own team no less!) and I rebooked at the higher total price.<br />
<br />
The new booking email confirmation shows a single bundled amount — the extra €2,040 is NOT itemized or separated.<br />
<br />
After the stay, only part of the spend (~€3,884) posted as eligible. The €2,040 was excluded, significantly reducing points and qualifying spend.<br />
<br />
Marriott Homes &amp; Villas is now refusing to fix it, saying the extra fee doesn’t qualify for points / qualifying spend — despite:<ul><li>Written assurances that it would (both from Marriott Homes &amp; Villas and the agent)</li>
<li>The fact it was included in the reservation total</li>
<li>No breakdown in the confirmation showing any “non-eligible” portion</li>
<li>They originally claimed I had made a separate payment to a company I had never heard of, which is false, all payments made on the Marriott Homes &amp; Villa platform at time of booking. When asked for clarification where this came from they didn't address it.<br />
</li>
</ul>So effectively:<ul><li>I followed their instructions exactly</li>
<li>Rebooked specifically to make the full amount eligible</li>
<li>Paid through their platform as a single total</li>
<li>And still lost points...</li>
</ul>I’ve escalated this, but so far it seems that the customer contact centre / ambassador team / office of consumer affairs etc have 0 ability to deal with Marriott Homes &amp; Villas - even the Ambassador team (who fully understand the issue and reviewed all the emails / documentation and have been advocating on my behalf) can only email a generic Marriott Homes &amp; Villas support email address - who point blank refuse to review the issue, just saying extra payments are not eligible to earn points (not even sure they bothered to read the case or history). Be VERY cautious with Homes &amp; Villas if any pricing adjustments or “extra fees” come up after booking. Even if you get written assurances, there’s a real risk those won’t be honored when points are posted. Support is also terrible and Marriott contact centres have 0 ability to deal with or solve Homes &amp; Villas issues.<br />
<br />
Very disappointing experience - almost fraudulent. Thinking about it more, it seems like a bait and switch scam associated by and endorsed by Marriott Homes &amp; Villas...<br />

Hypothetical but realistic example: suppose a member has a high-value stay under discussion at Hotel A, while also holding or considering a reservation at Hotel B in the same city/market. Both are Marriott-affiliated, but they may have different ownership/management groups.<br />
<br />
A few questions for people with property, reservations, revenue management, or Bonvoy experience:<br />
<ol style="list-style-type: decimal"><li>Can Hotel A see that the member has an upcoming reservation at Hotel B?<br /></li>
<li>If so, can they see the room type, dates, rate plan, or actual nightly rate?<br /></li>
<li>Is the answer different for front desk vs. reservations vs. sales/revenue management vs. GM-level access?<br /></li>
<li>Are notes/preferences visible across properties in a way that might indirectly reveal competing reservations?<br /></li>
<li>In practice, would one property ever know what another Marriott property is charging a specific guest, or would they only know if the guest/Ambassador/corporate shared that information?<br />
</li>
</ol>My assumption is that an individual property can obviously see its own reservations and may see Bonvoy profile/history/preferences, but probably cannot freely browse every future Marriott reservation or see exact rates at unrelated properties. I’m wondering if that assumption is correct, especially for elite/Ambassador members where there may be more profile notes and corporate involvement.</div>

Our team is attending a conference held in Chicago as exhibitors. We booked 8 Marriott rooms around 10 months ago through the official conference housing channel. With flights already booked for 10+ international travelers, we were informed only days before that the reservation had been canceled. The housing team said they tried to reconfirm, but the only available option at the same Marriott was to pay extra $400+/room to keep our reservation. We ended up booking a further away hotel the agency suggested.<br />

So the hotel rooms we booked appear to still exist, but only at a much higher price.<br />
<br />
<br />
Has anyone experienced conference block reservations being canceled and reoffered only at higher rates? Is this typically a hotel revenue management issue or housing agency issue?</div>
