Kohea Kai Maui, Ascend Hotel Collection
I think this hotel is worth mentioning here, at least as far as redemption value.
At the moment it goes for 30K points, the sweet spot is "1 King Bed, 1 Bedroom Suite" for 4 persons, even with ABN discount you're looking at almost $400 a night, which is 1.4 cents per point. $400 is the price point you'll need to pay if you want to stay in Maui.

I stayed there in November 2019. The "resort" is not much and across the street from a very narrow beach, but the suite of rooms we had was fantastic. 2 BD, big living room, a kitchen as large as you'll see in most homes of around 3500 square feet. Only one bathroom, but large with the tub/shower in a separate room from the toilet and vanity. Small breakfast room but there's an outdoor eating area. It's not an impressive property, and I suspect you will now pay a points premium for that suite, which I recall costing 25K.

Resort fees are still charged on points stays I’m pretty sure. I’ve stayed at Marriott resorts on points and you still pay out of pocket for resort fee. Points cover base rate and taxes but not extra like any resort fees or parking (which most places in Maui have).
