1) Should I apply using the link above or go to a nearby brick and mortar branch?
Sometimes there are better offers to be had in the branch (as referenced above). Some in-branch apps had/have the $95 AF waived 1st yr (ymmv). You can also have your banker check to see if you are pre-approved for this card (green screen on the banker's log in). However, it is likely simpler/easier to do a Chase business credit application Online as applying in-branch often requires providing documentation (proof of business, etc).
2) How do the rewards differ from other INK cards?
The bonus categories on this card are different than other cards in the INK family, notably, this card does NOT get a bonus at Office Supply stores, but DOES get the following:
3 Points per $1 on the first $150,000 spent in combined purchases in the following categories each account anniversary year:
- Travel; including airfare, hotels, rental cars, train tickets, and taxis

For me it showed up (in the UR summary page) closer to the closing date of the statement (I'd met the spend in the previous statement as well). I would just keep checking, but I guess it does seem to align with the 4-6 week timeline. I also think that rather than avoid people cancelling before the annual fee hits, they are probably building a little buffer in case there are any returns that bring your spend under the required amount (most return periods are <30 days).

Following up on the recent forced delays for bonuses: Applied and approved early Aug. Met the MSR well within 3 weeks (mostly organic). Statement posted on the 26th showing purchases $5,200+.. still no bonus received or pending for that matter. Called and csr explained that it should post this upcoming statement. We'll see!

same boat...on 3 cards between me and wife. Met spend well before the statement cut date. Did not show up on first statement and points do not show as pending on UR site for next statement. This is for CSP, CIP, and CFU.

The annual fee just hit. What are the options for downgrading? How long do I have to make the decision and avoid paying the annual fees?

I called a Chase Branch to speak to a BRM and got a hold of one. I was asking about the hours that he's in and he was saying that for the purposes of applying for a credit card, that any of the "business specialists" in the branch would be able to help me apply. He mentioned that Chase is changing the role of the BRMs and that they only deal with businesses with over $1M of revenue. Not sure if maybe he was referring to a Chase Preferred Client arrangement? Either way, what I want to know, is do I absolutely have to have my application processed by the BRM, or does anyone have experience going through a normal "business specialist" that is at any branch?

If you're not pre-approved for this card, then you'll need the BRM to submit your app to bypass 5/24.

When I went to the branch to open my business checking, I asked the banker to check any business card pre-approval. But she could not find any. Is it work the risk to ask her to send any new application? This is a real business and I get EIN and all business doc binder. I've had the business Marriott card open for almost a year.
I'm about 11/24. I should be 5/24 by next year, 8/2019. Or it is worth a hard pull?

There's no point in applying without a pre-approval. Virtually guaranteed denial. I wouldn't bother.

It's changed. At last check, it was a full refund if you product change within 40 days of the Statement Date that has the AF on it. It's the same for personal and business cards. This policy can change at any moment without notice.

Here's a data point I haven't seen. Applied for my first business card, the CIP 8/14. Currently 3/24, Hilton Honors Aspire, August 2018, Chase Freedom Unlimited August 2018, Alaska Airlines, Sept. 2018. Older cards include 2 Capital one Platinums (12 years old), Citi Costco Card, 2016 and US Bank REI Card, 2016. FICO 820, Utilization >5%. Called the automated line daily, got the "30 day's" message. Today I was called by a Chase rep who asked me about my business (type and history), number of employees, my income (amount and source) and if I had a mortgage (I don't). After answering the questions she said they'll send the welcome package within 7 days. Following the several data points I had seen previously, I deliberately called only the automated line. I planned on calling recon if I was declined, but did not expect a direct call with all the questions . It's funny - going to lots of job interviews have made me better at thinking on my feet. I used to get nervous as hell.

Went to a BRM to get a CIP 2 weeks ago. I have a real business and went through the motions to get the application put in specifically by the BRM. He verified my business was legit and said everything looked good. At the time, he told me it was approved, but that it would be sent to some other department for verification. One week later, I get a letter in the mail saying that my application was denied for the standard 5/24 reason: Too many recent accounts. What gives? I thought the BRM was supposed to be a work-around. Did he mess up somehow? Did I? I've called and emailed him to try to get some info from him but he hasn't returned my calls or emails. Not sure what to do at this point.
Any ideas?
