2) On a little pamphlet in the application it says "treat yourself to something special- Ultimate Rewards makes it possible" - are these the same as my personal UR points that I can transfer to Marriott/Hyatt/Continental etc?

3) Does this application pull anything on my personal credit report? Yes, it will pull from your personal SSN/credit report, you cannot get around this.

4) Is there a better offer for Chase ink? I like that this has no annual fee. Yes, check around, 50K is currently available but for a higher spend. Likely, you might have the 40K for first purchase which is a priority is up to you.

I would call and ask Chase, but I feel that I would get a better, more accurate response here.
