I was in YYZ bak in December 2018 and decided to drop by the Nexus office there and check the status of my address change on both CBP and CBSA systems. To my surprise the change of address on the Canadian side was not received from CBP and they had to do it manually on their system!!

enrollment centre not seeing the update doesn’t matter. They have no need to see the most up to date information.
What matters is port of entry being able to access the updated record.
Based on my and one other FT member experience reported last month, updates made online is sufficient for using NEXUS.
