I would shop around... and look for ones that allow you to buy down the rate at 3,000 points plus cash.
Found many that reduce a 200-250 a night to ~50 bucks and spend 3,000 points. Some big savings to be had. Hitting some properties around BWI and DC using this method with my wife later in year.
