I think 20 minutes from Gate 44 (where the Eagle's Nest shuttle arrives) to the road is a bit of an exaggeration. You could easily hoof it in 5, 10 at a very leisurely pace.

I've never done TBIT security in the morning, but I've read on here that's it's pretty light in the mornings. And you should get through it just fine in the priority line with your biz boarding pass.
