Hadn't heard of this. Seems like a very strange location for a luxury hotel, as that area can get a little sketchy after dark (I live about a mile south and would think twice about walking through that area alone at night...not Charles st, but as you said, off the corridor).
Still, I welcome the effort, and it sounds like the developers know what they're doing. Looking forward to hearing more about it.
