It means that the building's above-average environmental and energy performance will be certified by an outside agency, and thus that the new hotel will be less toxic than the usual new-build. Guests might notice a few things inside, like recycling bins, dual flush toilets, electric car charging, or educational panels about green building. (The Hyatt Olive 8 really overdoes the latter.) Generally, LEED adds some administrative work and fees, but if done correctly doesn't add any time to the process. In some municipalities, local governments give permitting preferences to LEED projects and so they actually proceed faster through the pipeline.

Personally, I would have liked for an LAX Hyatt House instead, solely for historical purposes.
