If you're gonna be in Vegas for the big fight ... and you're not at an MGM property ... you may be S.O.L. -- because MGM honchos are blocking competitors from showing Mayweather vs. Pacquiao ... TMZ Sports has learned.

Here's what we know ... MGM has an exclusivity deal which blocks rival hotels on the Vegas Strip from showing the fight -- and that includes in-room, in bars, in the casino ... anywhere.

Of course, the fight is happening at the MGM Grand on May 2nd -- and clearly, the company is looking to completely corner the local market.

I do not usually trust TMZ, but this one sounds true. I did a quick check and if you plan to visit Las Vegas on May 2, 2015. 205 hotels are sold out. A few examples of hotels still available 5/2/15 (for ONE night):

RIVIERA $399
HOOTERS $614
TRUMP $999
CAESARS PALACE $1299
ARIA $1379

There are a few other Hotels available. I have never seen prices like this for a single night. Why come to LAS if you can not watch the fight? You could buy it pay-per-view at your home. It will be blacked out at ALL non-MGM properties. I just thought I would give a heads-up for those hoping to watch this fight and not staying at a MGM property or paying MGM to view the fight live at the MGM Grand or in the many convention rooms they will sell tickets to watch it on a live feed!

I should rent out my house in LAS and sell tickets to watch the fight at my place. (Kidding!)
