From the Business Journal today...

Hotel developer/owner Stonebridge Cos. of Englewood plans to break ground Jan. 11 on a 221-room, $35 million Hilton Garden Inn at 14th and Welton streets. The developer, headed by CEO and President Navin Dimond, expects to open the hotel in the second quarter of 2007.

When Stonebridge announced the project in early 2005, it planned to begin construction in last year's second quarter and finish in the fourth quarter of 2006.

As of the first week in January, heavy machinery was moving dirt at the Hilton's site, which formerly was an Xcel Energy Inc. parking lot. The hotel will sit across Welton from the newly opened Hyatt Regency Denver convention hotel and near the Colorado Convention Center.

When the Garden Inn opens, it will be the first Hilton in downtown Denver since the mid-1980s. Hilton formerly had a high-rise property on the site of what's now the older tower of the 1,225-room Adam's Mark Denver hotel at 16th Street and Court Place.

The Hilton later became a Radisson. Then in 1995, Adam's Mark owner HBE Corp. of St. Louis acquired the Radisson, and added a $135 million building across Court on the site of the old May D&F department store. The property reopened in 1997 as an Adam's Mark.

Hilton Hotels Corp. hoped to fly its "flag" from downtown's new, 1,100-room Hyatt convention hotel. The Beverly Hills, Calif.-based hotel owner and operator was a finalist, along with winner Hyatt Corp., to manage the new convention hotel for owner the Denver Convention Center Hotel Authority.

Most Hilton Garden Inns are located in the suburbs, and their contemporary interior design reflects that.

But for Stonebridge's urban Garden Inn, Denver interior designer firm Design Force Corp. came up with a more cosmopolitan look, according to the company. The new hotel's guest rooms will have a blue and green color palette, while common areas will feature modern furnishings, neutral shades from cream to brown as well as decorative glass and stone.

The fifth floor will offer 4,000 square feet of meeting space, including a large ballroom and smaller conference rooms. Amenities also will include a restaurant, pool, spa and exercise room.

The hotel will have some 130 covered parking spaces.

Hilton already has two Denver-area Hilton Garden Inns -- one on East 40th Circle in Aurora, near Denver International Airport, and another on Meridian Boulevard in Englewood. Stonebridge operates three Garden Inns in California and one in Alaska.

It's interesting that the article only mentions two Denver area HGI. While searching the HH site for a Denver hotel recently I noted another HGI shown. It is listed as under construction and appears to be a few miles west of the Meridian HGI.

It is about 9 miles west of the Meridian HGI, just off C-470 between Lucent Blvd. and Broadway. It's very close to the Residence Inn at C-470 and Broadway.

Mark - Is this a nice area and what is nearby?Well, it is a safe area, if that is what you mean. The immediate area is pretty much a developing business park. It is located by the Lucent/Avaya buildings just off highway C-470. Certain rooms will probably offer nice views of the mountains to the west.

It is about two minutes from the C-470/Broadway area which has a 24-Hour Fitness, Outback Steakhouse, Ruby Tuesday, Le Peep, Village Inn, Red Robin, CB & Potts (microbrewery/restaurant), Boston's Pizza, and AMC 24 Theatres. This area is even walkable from where they are building the HGI.

There are other restaurants south of C-470 on Broadway (including Old Chicago) and University Blvd. (Olive Garden, Applebees, Chilis).

Hope this helps.
