New England - visit to Boston May 28 thru June 3

I will be visiting Boston during these dates for an oncology conference and staying at the waterfront waterfront until May 29. I would love to see the city and stay a couple of days after the conference. I would really appreciate suggestions for a motel to stay in from May 29 thru June 3. I am very FLEXIBLE and just need a safe, clean place. I do have a disability, so I need an area that I can see the sights and walk no more than about a mile or has close subways. (no car) I will be out during the day seeing the city, eat dinner and return to the room early, so nightlife is not important to me. I have never been to Boston so I have no understanding of the city.
I really appreciate your help.

There are no "motels" per se in Boston, and hotels aren't cheap.
My advice to you is to use Priceline or Hotwire to get a hotel in the city, near the subway for under $200. With luck you'll even beat $150.
Anywhere you stay in Boston proper (look out for words like "Airport", "South Bay", "Revere", "Dorchester", "JFK or U-Mass") will be much less than a mile from a subway station.
As Out of my Element said, I might recommend using Priceline's Name Your Own Price or Hotwire. There are great sites like www.betterbidding.com that help specifically with PL and HW stays. In order to stay very near a subway stop, I would recommend only the Beacon Hill, Boston Common, Copley Square, Fenway Park, and Quincy Market zones on PL. Others could potentially put you pretty far away from a subway stop.

I learned about this hostel in the hostel forum. It is located at 40 berkeley street. Would that be a good location? Any thoughts about the place?

Bit of an awkward location - on the edge of a residential neighborhood that has a lot of good restaurants. But, lots of traffic on that street and some wasteland areas nearby. Only about 10 minutes from an orange line T stop though.

I had to look it up on a map - your nearest T station would be Back Bay on the Orange Line, and it looks like it's approximately 4-5 blocks away.
Not sure about the hostel itself, never stayed there.

@hinsopa - Thanks for providing your dates. What is your absolute highest budget ? Hotels in Boston are not cheap, but sometimes B&B's can be found. That weekend seems particularly high.
I would say your biggest criteria should be closeness to the T. 40 Berkeley I think is a maybe just a little too far.
I would suggest maybe Hotel Buckminster directly in Kenmore Station which is right next to the T. That T station has been renovated and unlike some others has elevators and a mobile lift (not sure what your disability is).

This area will be loud and bustling for a couple of the days you are in town since the Red Sox will be home, but the students at BU will be out of school, so it wont be too bad late night. Just ask for something on the inward side.
It looks to be about $170 per night. I would normally suggest Priceline as well, but with your needs, I would try to find something specific first.

This is weird... Trip advisor has really good reviews on a B&B named Park View Bed and Breakfast on Dartmouth St at Tremont St, Boston. However, I can't locate a website or phone number for it. I tried calling directory service, etc. Any ideas or comments about the location?

I've heard good things about the John Jeffries House in Beacon Hill (and close to the Red Line). You may need to call them to confirm rates since they show they are special dates. They are showing $124/$134 for April to November, 2012.
