It looks like points are done by zone, and the NE is in its own zone, so am I right to assume it's 8K points to go to Orlando one-way? It seems cheap given what it takes just to get to NY from Baltimore!

The points for coach from NY to Orlando are 5,500, as it is one zone from Origin o destination. You do not consider the sub zone
Roomette is 15,000 for two people and includes meals.
