On the south side of Managua, just off the main road that takes you south towards Masaya/Granada. It is a very large house that has been turned into a bed and breakfast hotel very recently. The hotel is gated and in a safe part of the city. Room rates vary between $55-70 for a double bed room. It's really a beautiful hotel and not large (only nine rooms). Wifi, great breakfast included in rate, cold a/c in the rooms, hot water, pool, and very comfortable.

I would highly suggest using a shuttle to get to the hotel from the airport. I've found it rather difficult to navigate my way from the airport to the south part of town, but if you like an adventure you could try driving yourself. You can rent a car from the hotel. It's location is ideal if you want to visit parts of Managua and also venture down south to Granada or San Juan Del Sur.
The hotel's website is not currently available but they have a Tripadvisor page (http://www.tripadvisor.com/Hotel_Review-g294478-d1494154-Reviews-Hotel_Boutique_Villa_Maya-Managua.html).
