Does anyone have any experience staying at this resort? I understand that it is only half-built right now.
I heard they were going to restart construction there soon, but I haven't been able to find a description of the work or a construction timeline. I'm thinking of staying here during a short visit in October.

That's true, they are restarting construction on the next phase in September. There is no published timeline because it seems the weather dictates the work that is being done. If you call the resort they state that there will be some noise but it should not be of heavy impact. They say it is best to request buildings 2 or 3 if you want to avoid being near the immediate construction area.

I think it's more a function of being able to sell the units than it is the weather. It doesn't appear that there is any construction going on at the moment. I think it's pretty likely that anyone staying there will have a pretty quiet experience. The units, from what I have heard, are very high end. The pool is large and pretty. And you are close to Lappert's and two excellent restaurants - Josselin's Tapas and Merriman's.

We are pleased to announce Koloa Landing at Poipu Beach has started Phase II of our multi-phased resort expansion. Construction begins Monday, November 14, 2011, and will continue through 2012. Construction is scheduled to take place weekdays from 9:00 a.m. - 5:00 p.m. and will be halted during Thanksgiving Week (Nov. 23-27) and the Holiday Season (Dec. 21-Jan. 3) to afford our guests minimal interruption and inconvenience. While we do understand that some villas could be visually or audibly impacted, we are happy to offer these villas at a special rate during this time (subject to availability) through our Resort Expansion Special. Please visit www.koloalandingresort.com as we will continue to communicate more information and additional updates. Mahalo!

My wife and I took a tour of a unit in February. I am considering staying there next year with a party of six. We dealt with a salesman but he was very nice because I told him what we wanted to do and that I could not afford the million dollar price tag.
From what he told us regarding construction is that they are building one building at a time now. When they first started, they had several going at once and that was the game plan. Because of the economy, they have been selling slowly thus the change in construction plans.
I am not sure of the building numbers but if you book a unit as far from the construction as possible, you should be all set regarding sound and disruptions. Go to www.wizardpub.com, go to ultimate kauai section, resort reviews and pull up this property. When you see the photo, the construction is going on in the open space.

My original plan was 2 days here and 4 days at the Grand Hyatt. I was a little unsure about the place, especially reading about "construction" on the different reviews etc....I had enough points to stay here for free for 2 nights, and 4 nights free at the Hyatt....
As soon as we checked in to Koloa Landing I knew I didn't want to leave! We even cancelled a night at the Grand Hyatt and paid cash for a 3rd night here! First I was a little worried about the view. It was in the main building and from the map I could see that it overlooked a parking lot. But as we were being escorted to our room by the bellman he said "Don't worry...you will love it...and they put you in a corner 3 bedroom unit!!!".
All I have to say is WOW. This is the best condo I have stayed at in Hawaii. It was really nice. And yes we overlooked an empty parking lot area but we could also see the ocean and had a huge wrap around balcony. The staff were wonderful. The kitchen unit, which is the same no matter if you get the 1,2 or 3 bedroom is great!
I would say the only poor units would be a ground floor unit in one of the buildings near the construction fence. But right now the only construction going on is in a building to the left of the office and there are no other buildings even near it.
We already decided to go back here in 2014 when we return.
And as for the Hyatt...we only stayed here one night. Just wasn't the same being stuck in a hotel room after being at Koloa Landing. We ended up getting a condo in Princeville at the Westin using points. Believe me...if I hadn't had free hotel stays at the Westin I would have been right back at Koloa Landing paying cash for the remainder of our trip!

This place looks really nice. I hardly ever stay at Wyndhams. Any tricks to accumulating some points to redeem for this place?
