Mid-Atlantic - Bates Motel (West Chester, PA)

My kids are interested in going with their friends but I only know a handful of parents who've let their kids go so I'm looking for advice.

Is it recommended to do all three attractions (the motel, the hayride and the corn maze)?

If you do all three, then you get a discount. Is it worth doubling the price to get the VIP pass and no waiting?

Can the kids do it by themselves or should an adult be with them (my kids are young teens)? Heck, are kids even allowed to go by themselves or are adults required? (I know this is subjective and that every kid is different but looking to see what kind of responses I get)

If you've done this and Eastern State Penitentiary, which is scarier?

I haven't done either of those venues but I can tell you that Eastern State is scary looking even when not outfitted as a haunted house.
