I'd appreciate if anyone can share knowledge of this hotel. It looks to be very close to Kyoto Station and Kyoto Granvia Hotel on a map.
Is it clean and safe?
If I'm walking from Kyoto Station with a suitcase on rollers to the hotel, is the walk easy enough? How far is it from the station?
Any other comments are most welcome :p

Japan isn't exactly a budget destination, though we've had a nice discussion in BT in a recent thread about inexpensive accomodation in Tokoy and maybe a couple of other places IIRC.
Nonetheless, I feel this request will be better answered in Japan (Tokyo and beyond) forum.

Just my opinion, but this area is not exactly the best Kyoto has to offer. You might feel much more comfortable in northern Kyoto where the Doshisha and Kyoto University campuses have a cluster of budget accomodation around them.

The Dai Ni Tower is a moderately priced, business hotel and is virtually across the street from the main station. It would be a very short walk. As mosburger stated, it is not in a high-end, tourist location, but I don't think you should worry about safety. It just isn't very scenic or close to many tourist sites. It might also be a bit noisy, as it is located very near many rail lines and on a major boulvard. It exists to serve the business traveler who needs to get on the early train. If proximity to the station and low cost are your priorities, I don't think this hotel is a particularly bad choice.
There are a number of similarly priced hotels in cental Kyoto that would offer at least as good value in nicer areas. If you are interested, I have included a link to a booking service I have used and trust. Interestingly, they handle bookings for the Dai Ni Tower, too.

Good choice. I've stayed there a couple of times. I think you will find it comfortable and convenient. There is a nice neighborhood restaurant just across Oike Dori called the Luna House, which I particularly enjoyed for casual dining.
If you are going to the Imperial Palace, it is about a 10 minute walk north along the little street the hotel faces (Higashi-no-toin Dori) and the little streets to the north and west are great for just exploring.
